Preheat oven to 350 degrees F (175 degrees C). Line a 9-inch baking pan with parchment paper; grease parchment paper with cooking spray. (5 minutes)

In a separate small bowl, combine buttermilk, beaten egg, melted butter, and vanilla extract; whisk to blend. Add the wet ingredients to the dry ingredients and stir until just combined. Gently fold in the chocolate chips. Let the batter rest for 5 minutes. (8 minutes)

In a large bowl, combine brownie mix, vegetable oil, eggs, and water. Whisk until smooth, creating a luscious brownie batter. (3 minutes)

Pour 1/2 cup of the brownie batter into a squeeze bottle, pastry bag fitted with a small round tip, or a resealable plastic bag with a snipped corner. Set aside the remaining brownie batter for baking. (2 minutes)

Heat a large nonstick skillet over medium-low heat. Pour 1/3 cup of pancake batter onto the skillet, tilting to spread evenly. Carefully drop 5 nickel-sized dollops of brownie batter over each pancake; swirl with a skewer or knife. Cook until edges are dry (2-3 minutes). Flip and cook until golden brown and set (1-2 minutes). Repeat with remaining pancake and brownie batters. (15-20 minutes)

Pour the reserved brownie batter into the prepared baking pan. (1 minute)

Bake in the preheated oven until a toothpick inserted into the center comes out clean, approximately 28-30 minutes. Let cool on a wire rack before slicing into squares. (30 minutes)

For extra fluffy pancakes, don't overmix the batter. A few lumps are perfectly fine!
If you don't have buttermilk, you can substitute it with regular milk mixed with a tablespoon of lemon juice or white vinegar. Let it sit for 5 minutes before using.
Feel free to experiment with different types of chocolate chips in the pancake batter or toppings for serving.
